Quan vendre un pis abans que sigui massa tard: la lliçó immobiliària del 2008

Un inversor explica per què va vendre casa seva el 2007, abans de l’esclat immobiliari, i quina lliçó en treu: no cal endevinar el màxim del mercat, sinó calcular escenaris, temps de venda i marge de seguretat. Les dades actuals confirmen manca d’oferta a zones tensades, però no converteixen un termini de vuit anys en una predicció fiable.

Vendre un pis just abans d’una caiguda sembla fàcil quan s’explica després. El vídeo parteix d’una experiència real del 2007: un gestor rep informació preocupant sobre els balanços de bancs i caixes, posa casa seva a la venda per sota dels anuncis del carrer i la ven en un cap de setmana. Tres anys després, altres veïns encara anunciaven pisos a preus inferiors.

La lliçó, però, no és que existeixi una dada secreta per encertar el sostre del mercat. És més útil: una inversió no només té un preu; també té un temps de sortida. Si l’actiu necessita mesos per trobar comprador, esperar a veure una crisi confirmada pot significar reaccionar quan ja és massa tard.

La conversa aplica aquesta idea al mercat espanyol actual. Hi ha una diferència persistent entre les llars que es creen i els habitatges nous que s’acaben, especialment a les zones amb més demanda. Això sosté els preus, però no elimina el risc ni garanteix que qualsevol pis es vengui ràpid.

El dèficit de 700.000 habitatges necessita context

Al vídeo s’esmenta una manca de més de 700.000 habitatges a Espanya. La dada és propera a una estimació del Banc d’Espanya, però convé dir exactament què mesura.

L’Informe Anual 2025 calcula que, entre 2021 i 2025, la diferència acumulada entre la creació neta de llars i la construcció de nous habitatges va arribar a unes 750.000 unitats. Més de la meitat es concentra en sis províncies: Madrid, Barcelona, Alacant, València, Múrcia i Màlaga.

Això no significa que hi hagi exactament 750.000 famílies sense cap sostre ni que faltin 750.000 pisos intercanviables. És una diferència estadística acumulada entre demanda potencial i producció nova. Al mateix temps, el Ministeri estima que encara hi ha centenars de milers d’habitatges nous sense vendre procedents del cicle anterior, molts en llocs o condicions que no coincideixen amb la demanda actual.

El problema és, doncs, també geogràfic i qualitatiu:

  • hi pot haver habitatge buit on no creix l’ocupació;
  • una segona residència no sempre es pot convertir en llar habitual;
  • una casa deteriorada no és oferta efectiva sense rehabilitació;
  • la demanda es concentra en àrees urbanes, costaneres i amb feina;
  • el tipus, el preu i la ubicació del pis importen tant com el recompte nacional.

Parlar d’«escassetat» és raonable en moltes zones tensades. Convertir una dada estatal en una regla per a qualsevol municipi, no.

Les llars poden créixer més ràpid que l’obra nova

La projecció de l’INE de juny del 2026 preveu 2,18 milions de llars addicionals entre 2026 i 2041 si continuen les tendències demogràfiques actuals. El creixement seria més intens al principi: una mica més d’un milió de llars entre 2026 i 2031.

En paral·lel, l’Observatori d’Habitatge registra aproximadament 139.000 visats d’obra nova el 2025. Un visat tampoc és un habitatge acabat immediatament: entre projecte, llicència, finançament, construcció i lliurament poden passar anys.

Aquesta combinació dona suport a la tesi del vídeo: l’oferta respon lentament. Encara que els promotors augmentin activitat, no poden tancar de cop el diferencial.

Però el termini de «vuit anys» que apareix a la conversa és un càlcul orientatiu dels participants, no una previsió oficial. Depèn de variables que poden canviar:

  • immigració i formació de noves llars;
  • tipus d’interès i accés a hipoteca;
  • sòl disponible i terminis urbanístics;
  • costos de construcció;
  • ritme de visats i d’habitatges acabats;
  • rehabilitació i mobilització de pisos buits;
  • habitatge públic;
  • teletreball i moviments entre territoris.

Un escenari és útil si obliga a pensar. Es torna perillós quan es tracta com una data de caducitat exacta.

El risc de quedar-se fins al final

Un dels interlocutors diu que va perdre molts diners el 2008 i identifica un error: quedar-se dins del negoci fins que el deteriorament era evident per a tothom.

En una pujada prolongada apareixen tres temptacions:

  1. esperar l’últim tram de revalorització;
  2. extrapolar al futur la demanda dels últims anys;
  3. creure que es podrà vendre tan bon punt aparegui el primer senyal negatiu.

La tercera és especialment problemàtica. Quan la demanda es refreda, molts propietaris intenten sortir alhora. Augmenta l’oferta, els compradors negocien més, els bancs poden endurir el crèdit i els terminis s’allarguen. El preu de l’anunci deixa de ser el preu al qual realment hi ha comprador.

Per això el vídeo recomana infravalorar prudentment els ingressos futurs i no portar l’endeutament ni la tresoreria al límit. El marge de seguretat compra temps quan l’escenari central falla.

«Tot es ven ràpid» només és cert al preu adequat

La conversa conté una observació que resumeix bé la liquiditat immobiliària: gairebé tot es pot vendre de pressa si el preu és el que el mercat accepta. El que no es pot garantir és vendre ràpid i al preu que el propietari desitja.

El temps de comercialització depèn de:

  • preu inicial;
  • estat i eficiència energètica;
  • planta, ascensor i distribució;
  • barri i connexions;
  • situació registral;
  • existència d’inquilins;
  • import de la hipoteca pendent;
  • demanda solvent, no només persones interessades;
  • capacitat del comprador per obtenir finançament.

Si un propietari necessita sis mesos però planifica com si en necessités un, la necessitat de diners pot acabar forçant una rebaixa. Aquest és el risc de liquiditat: recuperar el capital de pressa pot exigir acceptar un preu pitjor.

La CNMV explica el mateix principi per als actius financers. Els valors cotitzats solen tenir més liquiditat que els no cotitzats perquè és més fàcil trobar contrapartida, però ni tan sols una acció garanteix el preu desitjat en un mercat advers. En capital privat o empreses emergents, la sortida pot quedar bloquejada durant anys. En un immoble, cada operació necessita comprador, documentació, finançament i escriptura.

El cas del 2007: informació, preu i execució

L’anècdota central passa abans de la crisi financera. El soci del protagonista visitava directors financers de bancs i caixes per analitzar balanços. En tornar d’una ronda el 2007, conclou que moltes propietats estaven valorades a nivells insostenibles i que, si s’ajustaven a mercat, diverses entitats mostrarien falta de capital.

El protagonista reacciona el cap de setmana següent:

  • observa els anuncis del seu carrer;
  • posa el pis una mica per sota;
  • rep moltes trucades;
  • ven en un cap de setmana;
  • pacta continuar-hi com a llogater durant aproximadament un any i mig.

La decisió li va sortir bé perquè combinava senyal d’alerta, preu agressiu i una solució temporal d’habitatge. No va esperar que els diaris certifiquessin la crisi.

Tot i així, és una anècdota amb biaix retrospectiu. Sabem que després va arribar l’esclat. No veiem totes les persones que van vendre massa aviat en altres cicles, van pagar anys de lloguer i van haver de recomprar més car. Una història encertada no crea una fórmula universal.

Vendre la residència habitual no és tancar una posició

La comparació amb una acció ajuda a entendre la liquiditat, però un habitatge habitual té una dimensió addicional: després de vendre, cal viure en algun lloc.

Abans de decidir, cal sumar:

  • lloguer o compra de substitució;
  • impostos sobre el guany patrimonial, quan corresponguin;
  • plusvàlua municipal;
  • honoraris d’intermediació;
  • cancel·lació registral de la hipoteca;
  • mudances i reformes;
  • risc que el nou habitatge també s’encareixi;
  • estabilitat familiar, escolar i laboral.

Vendre correctament un actiu però quedar exposat a un lloguer que puja pot empitjorar la situació global. La decisió s’ha de valorar sobre el patrimoni i les necessitats de la llar, no només sobre el gràfic del preu.

Un mètode més útil que intentar endevinar el pic

La idea pràctica del vídeo es pot convertir en una revisió periòdica.

1. Definir per què es vendria

No és igual reduir deute, canviar de ciutat, recollir beneficis d’una inversió o vendre per por. Sense objectiu, qualsevol notícia pot semblar un senyal.

2. Mesurar el mercat local

Cal mirar operacions comparables, temps mitjà d’anunci, rebaixes, oferta disponible i demanda hipotecària del barri. La dada nacional és només el context.

3. Estimar tres preus

Un preu ideal, un preu realista i un preu de sortida ràpida. La distància entre ells mostra quant costa comprar liquiditat.

4. Calcular el temps complet

No només els dies fins a trobar comprador. També arres, hipoteca, taxació, notaria, possibles incidències i entrega.

5. Fer una prova d’estrès

Què passa si el preu baixa un 10%, la venda triga dotze mesos o els tipus pugen? Si una d’aquestes variants fa inviable el pla, hi ha massa palanquejament o massa poc coixí.

6. Fixar condicions de decisió

En lloc de «vendré quan vegi que cau», és millor definir abans quins canvis farien reduir exposició: tresoreria insuficient, canvi regulador, deteriorament local, venciment de deute o necessitat familiar.

Conclusió

El mercat espanyol presenta una oferta nova insuficient respecte de la creació de llars, sobretot en determinades províncies. Això pot sostenir els preus durant anys, però no garanteix liquiditat infinita ni converteix cada habitatge en una venda immediata.

La lliçó del 2008 no consisteix a vendre avui perquè un altre ho va fer el 2007. Consisteix a conèixer el temps de sortida abans de necessitar-lo, evitar el límit financer i acceptar que el preu de mercat és el que troba comprador.

Qui espera una prova definitiva d’una crisi acostuma a rebre-la al mateix temps que tothom. La millor protecció no és endevinar l’últim dia de la pujada, sinó disposar d’un pla que continuï funcionant si el futur no s’assembla a l’escenari preferit.
